HOA & Residential Security for Central Florida Communities

A gated community is only as secure as the gate. American Central Force designs, installs and staffs access control for homeowners associations across Central Florida — combining the technology at the entrance with the people behind it.

Why Gate Access Control Is the Weak Point

Most communities buy a gate and stop there. The gate becomes a formality: codes get shared, tailgating goes unchallenged, the visitor log is a clipboard nobody reads, and the board finds out something went wrong days after it did.

Access control only works when the equipment and the staffing are designed together. We do both — we design, install and maintain the systems, and we provide the officers who work them.

What HOA Security Covers

Gate Access Control

Entry systems for residents and visitors, specified and installed for the community’s actual traffic pattern rather than a one-size catalogue package.

Visitor & Resident Verification

Credentialing devices that confirm who is entering, so the entry record is a genuine log rather than a wave-through.

Courtesy Officers at the Gate

A staffed entry point where residents and guests are greeted, and where access decisions are made by a person.

Neighbourhood Patrols

Marked patrols through the community on an irregular schedule, covering common areas, amenities and parking.

Camera & Surveillance Systems

Cameras positioned to cover entrances, amenities and problem areas, with footage retained so incidents can be reviewed.

Amenity & Common Area Coverage

Pools, clubhouses, gyms and recreation facilities — the areas that generate most of an association’s complaints.

How We Set Up a Community

  1. Walk the propertyWe visit the community with a board member and look at every entrance, exit and blind spot — including the ones residents use that were never meant to be entrances.
  2. Design the access planWe specify what belongs at each entry point: the hardware, the credentialing method, and whether the point needs to be staffed.
  3. Install and configureWe install the equipment and set up the resident and visitor records so the system reflects who actually lives there.
  4. Staff and patrolWe assign officers, brief them on the community’s rules, and begin patrols. The board gets a named point of contact.

Who We Do This For

  • Gated communitiesAssociations running one or more controlled entrances, where residents, guests, contractors and deliveries all need different treatment.
  • Condominium and townhome boardsShared-entry buildings where the lobby is the access point and packages are the recurring complaint.
  • Active-adult and resort-style communitiesAmenity-heavy properties where the pool, clubhouse and pickleball courts generate more incidents than the perimeter.
  • Property management companiesManagers running several associations who need one provider and one point of contact across all of them.

Signs You Need This

  • Residents share gate codes freely, and nobody can say who has one.
  • Vehicles tailgate through the gate behind a resident and nothing happens.
  • The visitor log is a clipboard, and no one has read it in months.
  • The board finds out about incidents from a community Facebook group.
  • Amenity areas are being used after hours by people who do not live there.
  • The gate arm is broken again and the vendor is three weeks out.

What Affects the Cost

Association budgets vary widely, and so do the properties. What actually moves the number for a community is the count of entrances that need covering, the hours a staffed point is needed, whether existing gate hardware can be reused or has to be replaced, and how much of the common area is included in patrols.

We walk the property before quoting. A number given over the phone without seeing the entrances is a guess, and it is usually wrong in a way that costs somebody.

Questions Answered

Can you take over an existing gate system?

Yes. We assess what is already installed, tell you what is worth keeping and what needs replacing, and take over maintenance and staffing from there.

Do you provide officers as well as equipment?

Both. We design and install the access control systems and we supply the licensed officers who staff them. Many companies do one or the other.

How do you handle visitor access for residents?

Visitors are verified at the entry point against the resident record, so the community has an accurate log of who entered and when.

Do you cover amenities as well as the entrance?

Yes. Patrols cover pools, clubhouses, gyms, parking and other common areas, which is where most association complaints originate.

What areas do you serve?

American Central Force is Orlando-based and serves communities across Greater Central Florida, including Orlando, Windermere, Clermont, Lake Mary and Kissimmee.

Can you work with our existing management company?

Yes. We commonly work alongside property managers and report to whichever party the association prefers — the board, the manager, or both.

What happens when a resident disputes an officer’s decision?

Officers work to written post orders agreed with the board, so the standard is the association’s, not the individual officer’s. Disputes go to your named contact.

Do you handle contractor and vendor access?

Yes. Contractor access is where most communities are weakest — it is the one category residents wave through without checking.

Can coverage change seasonally?

Yes. Many Central Florida communities need more coverage in season and less outside it, and the arrangement can be built that way.
